What is a Ventura County buyer rebate?

A buyer rebate is the portion of the buyer-agent commission your broker returns to you. In most Ventura County sales the seller offers a buyer-agent commission around 2% to 2.5% of the price. A traditional agent keeps all of it. We keep only our flat fee and credit the remainder to you at closing.

Our flat fee does not rise with the price of the home. On an $800,000 house in Simi Valley or a $1,500,000 home in Westlake Village, the work is the same and the fee is the same, so our only incentive is finding you the right home at the right price.

  2. Full representation. Offers, negotiation, disclosure review, inspections, appraisal coordination, and escrow, handled by a licensed California broker.
  3. Rebate at closing. We keep the flat fee and credit the rest to you on the settlement statement.

Is a buyer rebate legal in California?

Yes. No California statute prohibits a broker from rebating part of a commission to a buyer, and the Department of Real Estate recognizes the practice as lawful. The only requirement is written disclosure, under Business and Professions Code section 10176(g). Financed buyers have it disclosed to the lender and credited up to closing costs; cash buyers face no limit.

Frequently asked questions

Will I owe tax on the rebate?

Generally no. The IRS treats it as a reduction in purchase price, not income, so no 1099 is issued in most cases. Confirm with your tax advisor.

Is the service the same as a full-price agent?

Yes. You receive full broker representation from offer to close, just without the inflated fee.

How soon do I know my rebate?

Before your first showing. It is written into your Buyer-Broker Agreement up front.
